Kunming Spring City 66 is an iconic complex located in the vibrant commercial Panglong District of Kunming. The complex spans two sites: the North Plot and the South Plot, separated by an internal road. The North Plot consists of a 6-storey retail mall and a 350-meter tall Office Tower, while the South Plot offers a 250-meter tall Hotel and Serviced Apartment tower with five levels of hotel amenities at the podium. A link bridge at Level 3 and also four levels of basement connect the two sites, making them an integrated development. Basement B1 also provides retail space and connection to MTR lines 2 and 3. This “connectivity” design concept is not only reflected in the overall planning but also further reflected in the architectural and landscape design, providing multi-level connections and a variety of spatial experiences.

The development is a modern high-end urban complex integrating hotels and serviced apartments, commercial offices, leisure shopping, catering, cinemas, and entertainment, centered around a public square with a six-storey high atrium in the Retail Mall. A double-loop internal circulation, inspired by the traditional commercial and trade routes known as the "Ancient Tea Horse Road," forms a zigzag path that winds along the side of the mountain. This design combines modern commercial spaces and a series of zigzag building volumes to create an internal connection for the indoor pedestrian passage, establishing a preferred place for business, work, leisure, and social gatherings for Kunming locals and tourists.

The architectural design concept of the complex is based on Mountains and Fields. The project features undulating podiums and cliff-shaped towers with a staggered, streamlined design of the building’s facade, reminiscent of Kunming’s rocks and peaks.
The office tower is elegantly shaped and inspired by nature. Its vertical diagonal design resembles plants such as bamboo shoots. Along the dynamic and balanced tilted strip, the office tower’s exterior wall gradually retreats as the tower rises higher. Staggered platforms are hidden in the sloping roof to accommodate different office functions. These platforms not only serve as roof gardens but also offer a panoramic view of Kunming’s skyline.

The design of the Hotel and Serviced Apartment tower is inspired by the Kunming Stone Forest. The streamlined design of the tower's facade evokes the appearance of Kunming's rocks and peaks. The staggered transparent glass and solid wall stripes on the exterior create a dynamic façade.

The project achieved LEED Gold certification in 2020 which is achieving for net-zero carbon emissions in terms of annual electricity consumption for both landlord and tenant operations.
WT is the Lead Consultant and Executive Architect for the project, in partnership with Kohn Pederson Fox Associates (KPF) as the Design Architect.
